Builder Insight 20 - Fire Smoke Dampers

 View Saved (0)

Purpose:

This bulletin outlines an alternative approach to meeting the new 2024 BC Building Code (BCBC) requirements for fire smoke dampers in residential building ventilation systems. The BCBC mandates the installation of smoke or combination smoke/fire dampers to prevent smoke spread during a fire. However, this creates challenges for buildings using energy recovery or heat recovery systems (ERV/HRV). The alternative reduces the need for numerous dampers, simplifying design, minimizing maintenance, and lowering costs.

Impact:

This bulletin provides an overview of a viable approach that balances fire safety, design complexity, and cost-efficiency. It helps industry professionals better understand how to meet code requirements without compromising housing affordability or energy objectives.
